Holding an open house is a terrific way to increase buyer traffic through the home you are selling. If your real estate agent has suggested marketing your home through an open house, be sure to share your event on your social media pages and ask your neighbors to share the open house details on their pages, as well. This will increase interest and may entice a buyer who is looking to move into their friend’s neighborhood.
When preparing for an open house, there are steps you can take to ensure that your home is appealing to all buyers. While your Realtor will walk you through the staging process, there are several things you can do on your own:
Freshen up curb appeal – The first thing potential buyers will see when approaching your home is the exterior. Make sure that your landscaping is well manicured and the exterior paint on your shutters and front door is fresh. Clean and powerwash the driveway and walkways around your home, and remove cars from the driveway.
Clean – You want your home to be spotless! Roll up your sleeves or have your home professionally cleaned before hosting an open house. Don’t forget to give windows a good cleaning, as well.
Lighting – Open all curtains and blinds in the home and turn on all of the lights to give your home a bright and cheery feel. Replace any dead bulbs in fixtures.
De-clutter and De-personalize – Personal items such as family photos and decorations can be distracting to the buyer. Additionally, cluttered or overflowing closets can make your home appear to have too little storage space, so pack away clothes that are out of season.
Pets – Remove all signs of pets during the open house and take pets on an outing during the open house. Because some buyers may be allergic or opposed to having pets in the home, it is best to create the illusion that you do not have pets.
Finishing touches – Set out a vase of fresh-cut flowers or bake a batch of cookies before the open house. Flowers will add a pop of color and freshness, while baked goods create an inviting aroma throughout the home. Offering cookies to potential buyers along with bottles of water is a great way to welcome them, as well.
